What is Covenants-Conditions and Restrictions (CC&R)?

Rules designed to protect and maintain the enjoyment and value of your property and your neighbors. They are used to provide guidelines and deed restrictions to what your can and cannot do with your property and structures.

CC&R are contractual limitations to your rights as a property owner and are filed with the El Dorado County, made with a condition of the purchase of your lot by the original developer.

    What is Architectural Review Committee (ARC)?

    The ARC oversees architectural requests for improvements to properties governed by CC&R.

    CC&R require new homes, improvements, paint, fencing, additions, etc., to be approved by ARC committee. Prior appropoval improvements that are not sought in advanced is considered a violation of the CC&R's.
