CC&R and Architectural Office
Welcome to CC&Rs 101:
What are Covenants Conditions and Restrictions (CC&Rs)?
CC&R Rules are designed to protect and maintain the enjoyment and value of your property and your neighbors. They are used to provide home-owners guidelines and deed restrictions on what you can and cannot do with your property and structures.
All residents in Cameron Park are either in a CC&R or in an HOA. It is important to remember that Cameron Park is not a city, therefore The District manages the CC&Rs for the Cameron Park District. CC&R enforces the “curb appeal” of single-family residential units. This does not include Apartments, Condominiums or HOAs.
In your title documents, each resident signed an agreement that they will uphold these CC&Rs on their property. Enforcement focuses on trailered items in frontages, commercial equipment, recreational equipment, materials, trash, landscape (where required) and non-approved projects. There are CC&R clauses that are enforced by individual residences such as drainage or domestic disturbances. The CSD does not get involved with those items that are specific in disputes between neighbors.
For other issues that you may feel need attention, please refer to our Outside Agency listings on our website. This will include agencies such as Vector Control for Mosquitoes, Animal Control for Roosters, goats and barking dogs. Sheriffs’ department for domestic issues or disturbances, DOT (Department of Transportation) for streets conditions such as potholes, missing or blocked signs, CHP for abandoned or unregistered vehicles on street frontages, EDC Code Enforcement for items such as unpermitted structures, agricultural structures, marijuana grows etc., and much more.
Please visit our website for useful tools for our Cameron Park residents. Including:
- Neighborhood Map & CC&Rs for each neighborhood in Cameron Park.
- Outside Agency Listings
- Complaint forms
- ARC Applications
- Fence guidelines and more…..
You can look up your own CC&Rs which are specific to your neighborhood. There are over 80 neighborhoods each with their own CC&Rs. Some CC&Rs are stricter than others and it is very important that you know your CC&Rs.
The CC&R officer is often on patrol completing neighborhood sweeps and verifying complaints. We can be reached best by complaint form.
ARC 101:
Architectural Review Committee (ARC):
All residents are required to receive ARC approval for their exterior projects. You may want to make some improvements on your property while the weather is good. Please contact our Architectural Review department to see if you are required to get a review. This includes house paint, fences, roofs, gazebos, pools, sheds, siding, decks, patio covers, trailer ports etc. Even if a county permit is not required, ARC Approval is required. We will help you out and make sure that that beautiful new project is not in violation. An unapproved project may be subject to removal if not within your CC&Rs. We look forward to a great summer season and we appreciate your help in keeping Cameron Park a special place to live!
El Dorado Disposal
El Dorado Disposal is reminding residents to place recyclable materials free and loose in their recycle carts, not in plastic bags. A recent poster highlights that plastic bags, films, and items like snack wrappers and bubble wrap belong in the garbage, not recycling. The goal is to reduce contamination and improve the effectiveness of recycling programs in the community.
